The Myrtle Beach area offers many areas where oceanfront homes are a possibility. Why Build? 




In most areas along the Grand Strand there are options so you can build, and in many cases building would be a less expensive option long term and right away. With labor prices so much lower than they have been in years, building offers a great opportunity in today’s market.


Energy efficiency should come to mind. Houses built today have to follow much more strict guidelines to meet today’s residential codes. Also builders are starting to go outside of the box to make homes even more energy efficient. Many green features come standard in homes we build at CRG Construction. With many of the green options in your new home it could mean the difference of an electric bill of $300-$400, or one that is almost $1,000 a month.


Getting exactly what you want. It is so hard to find exactly what you want, so why not build. At CRG Construction we can design and build exactly what you want. Rental income. Bottom line, new oceanfront homes that have today’s upgrades and conveniences are much more attractive to renters than homes that are 30-40 years old.


Less maintenance. Oceanfront homes should be built with many composite exterior features so long term it will cost less money with upkeep and maintenance. CRG Construction builds oceanfront homes using hardie plank siding, AZEK PVC trim, AZEK hand rails, composite decking, metal roofs, and other options that decrease the overall long term maintenance.


Reduced rental management fees. Most management companies will negotiate the commission amount for each house. CRG Construction recently completed an oceanfront beach home in Garden City, SC. This home, with over 6,000 heated square feet, overlooks the beautiful Atlantic Ocean. Throughout this home you will find high quality, with utmost attention to detail. The Antique Heart Pine floors spread throughout, adding to the warm atmosphere of the home. The CRG Construction custom cabinets and vanities show that quality and detail is very important in every room. There is custom upgraded Craftsman style trim around the windows, doors, and case openings, as well as 8” crown molding throughout the home.


Once you enter the kitchen with its welcoming appearance; you notice the tumbled marblebacksplash with glass mosaics, custom cabinets, and hammered copper farmhouse sink. There are also upgraded appliances and granite countertops. As you walk into the living area, you are surrounded by handcrafted bead board wainscot trim. The wood ceiling runs through the living and dining areas

With 1500 sq ft of covered porches, you can enjoy the ocean, as well as Murrells Inlet from the front of the home. As you walk out of the living/dining area, and onto the first level covered porch that spans the width of the house; you are struck by the amazing ocean view, salty air, and waves rolling on shore. From here you can walk downstairs to the private beach walkway, or the spectacular pool area. The large fenced in backyard area includes a private heated swimming pool and hot tub for all to enjoy. Beside the pool area, is the outdoor kitchen complete with a grill, sink, granite countertop, oyster table, and picnic table. Outdoor speakers were installed with the home automation system, for musical entertainment.


The exterior of the house includes metal roofing and hardie plank straightedge shake siding with hardie trim. Both the oceanfront and inlet view covered porches are detailed with wood bead board ceilings, and Azek decking and handrails.

In 2011 there have been 36 oceanfront homes that have sold along the Grand Strand. These oceanfront homes have ranged in price from $440,000-$2,450,000. Most of the oceanfront homes that have sold in 2011 were vacation rentals in Garden City Beach and Surfside Beach.  This area continues to be a great area to own vacation rentals that will generate great rental income throughout the year.


 


The most expensive home that sold in 2011 sold for $2,450,000 in Debordieu just south of Pawleys Island. Debordieu is a gated community with a private golf and tennis club featuring many oceanfront and waterfront properties. This home is a 5 bedroom 5.5 bathroom 5,000 sq/ft oceanfront home with many custom features.





The least expensive oceanfront home sold in 2011 sold for $440,000 in North Myrtle Beach. This home is 1,200 sq/ft and was built in the 1950’s. Many of the homes like this are bought and torn down or remodeled. The buyer of this home plans to tear it down and build an oceanfront vacation rental. Benefits of Radiant Barrier Roof Sheathing



Homes in hot climates will often have high utility costs due
to the need of cooling the home during extremely high temperatures. To combat
this many homeowners turn to energy-efficient air-conditioning units and
