Oceanfront Homes in the Myrtle Beach area | What has Sold Oceanfront in 2011

sea_la_vie_garden_city_oceanfront_homeIn 2011 there have been 36 oceanfront homes that have sold along the Grand Strand. These oceanfront homes have ranged in price from $440,000-$2,450,000. Most of the oceanfront homes that have sold in 2011 were vacation rentals in Garden City Beach and Surfside Beach.  This area continues to be a great area to own vacation rentals that will generate great rental income throughout the year.

 

The most expensive home that sold in 2011 sold for $2,450,000 in Debordieu just south of Pawleys Island. Debordieu is a gated community with a private golf and tennis club featuring many oceanfront and waterfront properties. This home is a 5 bedroom 5.5 bathroom 5,000 sq/ft oceanfront home with many custom features.

Below are market statistics taken from the local MLS on June 9, 2010. A majority of the offers we have submitted this year have been on properties that are either foreclosures or short sales. Surfside Beach and Garden City Beach, SC Oceanfront Condos | What has sold in 2010?

There are currently 147 oceanfront condos for sale in Surfside Beach and Garden City Beach, with an average list price of $294,750. Of the 147 oceanfront condos for sale, 9 of these condos have pending contracts on them. The most expensive condo listed, is a 3 bedroom 3 bathroom oceanfront condo listed in Surfmaster in Garden City. This oceanfront condo is listed for $760,000. Of the 147 oceanfront condos listed in Surfside Beach and Garden City, 123 of them are listed for less than $400,000.

There was better news again this quarter. For the second consecutive quarter, all three Counties have shown percentage increases in the number of units sold compared to the same quarter in the previous year.

Myrtle Beach Housing Market on the Upswing | Myrtle Beach, SC Market Update

The Sun News in Myrtle Beach released an article on the front page of Tuesdays newpaper that talked about the upswing in home and condo sales in March 2010 compared to March 2009. In all areas along the Grand Strand sales and traffic are on a much needed upswing. Hopefully, this trend continues in the Myrtle Beach Real Estate market. Read the article below from The Sun News.

Myrtle Beach January – February 2010 Real Estate Market Update.

istock_000011513222xsmall_400We are starting to notice an overwhelming trend when comparing housing sales statistics in many different areas to 2009 figures. When comparing 2009 and 2010 sales of residential homes in the Myrtle Beach, sales are up 25%.

In 2009 there were 132 closed transactions, and in 2010 in January and February there were 164.Taking these numbers into account, sales in 2010 are up close to 25%.

As of March 16, 2010 there are currently 327 pending properties in Myrtle Beach. So what does this mean? Taking the pending homes information into consideration we should see a continual incline in amount of homes that are selling.
