Why Build? 




In most areas along the Grand Strand there are options so you can build, and in many cases building would be a less expensive option long term and right away. With labor prices so much lower than they have been in years, building offers a great opportunity in today’s market.


Energy efficiency should come to mind. Houses built today have to follow much more strict guidelines to meet today’s residential codes. Also builders are starting to go outside of the box to make homes even more energy efficient. Many green features come standard in homes we build at CRG Construction. With many of the green options in your new home it could mean the difference of an electric bill of $300-$400, or one that is almost $1,000 a month.


Getting exactly what you want. It is so hard to find exactly what you want, so why not build. At CRG Construction we can design and build exactly what you want. Rental income. Bottom line, new oceanfront homes that have today’s upgrades and conveniences are much more attractive to renters than homes that are 30-40 years old.


Less maintenance. Oceanfront homes should be built with many composite exterior features so long term it will cost less money with upkeep and maintenance. CRG Construction builds oceanfront homes using hardie plank siding, AZEK PVC trim, AZEK hand rails, composite decking, metal roofs, and other options that decrease the overall long term maintenance.


Reduced rental management fees. Most management companies will negotiate the commission amount for each house. Rental companies know new homes will do very well in the rental market, so use this to your advantage. CRG Construction recently completed an oceanfront beach home in Garden City, SC. This home, with over 6,000 heated square feet, overlooks the beautiful Atlantic Ocean. Throughout this home you will find high quality, with utmost attention to detail. The Antique Heart Pine floors spread throughout, adding to the warm atmosphere of the home. The CRG Construction custom cabinets and vanities show that quality and detail is very important in every room. There is custom upgraded Craftsman style trim around the windows, doors, and case openings, as well as 8” crown molding throughout the home.


Once you enter the kitchen with its welcoming appearance; you notice the tumbled marblebacksplash with glass mosaics, custom cabinets, and hammered copper farmhouse sink. There are also upgraded appliances and granite countertops. As you walk into the living area, you are surrounded by handcrafted bead board wainscot trim. The wood ceiling runs through the living and dining areas


There are 8 bedrooms, each with a private bath, as well as a ½ bath in the living area. There are three Master Suites. Two of the Master Suites are oceanfront with trey ceilings, and an amazing view of the ocean to wake up to. The Master Bathrooms boast beautiful tiled showers, detailed with glass mosaics.


To add to your entertainment, surround sound and home automation, including multi room audio distribution and Sonos music server, as well as wireless internet are installed throughout the home.


With 1500 sq ft of covered porches, you can enjoy the ocean, as well as Murrells Inlet from the front of the home. As you walk out of the living/dining area, and onto the first level covered porch that spans the width of the house; you are struck by the amazing ocean view, salty air, and waves rolling on shore. From here you can walk downstairs to the private beach walkway, or the spectacular pool area. The large fenced in backyard area includes a private heated swimming pool and hot tub for all to enjoy. Beside the pool area, is the outdoor kitchen complete with a grill, sink, granite countertop, oyster table, and picnic table. Outdoor speakers were installed with the home automation system, for musical entertainment.


The exterior of the house includes metal roofing and hardie plank straightedge shake siding with hardie trim. Both the oceanfront and inlet view covered porches are detailed with wood bead board ceilings, and Azek decking and handrails.


Building homes that are energy efficient and environmentally friendly is very important to CRG Construction. This will also save the home owner a significant amount of energy cost in the future. In 2011 there have been 36 oceanfront homes that have sold along the Grand Strand. These oceanfront homes have ranged in price from $440,000-$2,450,000. Most of the oceanfront homes that have sold in 2011 were vacation rentals in Garden City Beach and Surfside Beach.  This area continues to be a great area to own vacation rentals that will generate great rental income throughout the year.


 


The most expensive home that sold in 2011 sold for $2,450,000 in Debordieu just south of Pawleys Island. Debordieu is a gated community with a private golf and tennis club featuring many oceanfront and waterfront properties. This home is a 5 bedroom 5.5 bathroom 5,000 sq/ft oceanfront home with many custom features.





The least expensive oceanfront home sold in 2011 sold for $440,000 in North Myrtle Beach. This home is 1,200 sq/ft and was built in the 1950’s. Many of the homes like this are bought and torn down or remodeled. The buyer of this home plans to tear it down and build an oceanfront vacation rental.             <title>Myrtle Beach Property Taxes | Property Taxes along the Grand Strand</title>

So you decided on buying a property along the Grand Strand,
now what about property taxes. If you are not familiar with the term the &ldquo;Grand
Strand&rdquo;, it consists of many areas and cities along the north coastline of
South Carolina. The most recognized area along the Grand Strand is Myrtle
Beach, SC. &nbsp;Other areas include North Myrtle
Beach, Surfside Beach, Garden City, Litchfield Beach, Pawleys Island, Conway,
Carolina Forest, Briarcliffe, and Socastee. 



There are two things to consider when figuring out what your
taxes will be on your property. If it is an investment property, second home,
vacant land, or commercial property the taxes will be figured at 6%.(This is
not 6% of the assessed value, so dont fall out of your chair) Say you own a vacant
lot in Murrells Inlet in Horry County that has an assessed value of $90,000.
Your taxes would be figured by multiplying the assessed value $90,000 x 6% x
.2093(Horry County millage rate) = $1,130.22 will be the amount of property
taxes due each year. 



If the property you are purchasing will be your primary residence and you filled out the legal
resident application, you then qualify for the 4%. If you own a home that has
an assessed value of $90,000, you would use the equation below to figure out
your property taxes.

$324  Total taxes due on a primary residence in Horry
County that is not in an incorporated area. If you own a home that falls into
city limits or an incorporated area there will also be a city millage rate. 



Properties that fall in Georgetown County use this same
formula, but the millage rate is not the same from county to county. This
millage rate changes from year to year as well. To learn more about Horry County
millage rates and property taxes visit the www.horrycounty.org
website. If you are buying property in Georgetown County visit www.georgetowncountysc.org to
learn more about property taxes and millage rates. The assessors page on both
websites should help to answer any other questions you may have. If you have
additional questions your Realtor should be able to answer other questions you may
have on Myrtle Beach area property taxes. The above taxes were figured based on
homes that are not within city limits, certain areas have city millage rates,
and certain neighborhoods have additional taxes as well. Always when buying
property, please consult with a Realtor or an attorney to answer any questions you
may have. There also may be other tax credits and exemptions you will qualify

The Grand Strand has many areas along the coast that offer
oceanfront homes, as of July, 3 2010 there are currently 132 oceanfront homes
listed along the Grand Strand. From oceanfront estates to vacation homes that
offer great investment potential you are sure to find an oceanfront home that
will suit your needs. I will break down the areas along the Grand Strand and
the type of oceanfront properties you will find in each area. 



Myrtle Beach is the most recognized area along the Grand
Strand and offers oceanfront homes from $975,000-$4,900,000. Many of the
oceanfront homes located along &ldquo;Golden Mile&rdquo; section of Myrtle Beach are
located on larger oceanfront lots. If you are looking for an oceanfront
vacation rental a majority of the homes found along the Golden Mile do not
allow weekly vacation rentals. At the very south end of Myrtle Beach you will
find an oceanfront community that borders Myrtle Beach State Park and Lakewood
campground. Long Bay Estates offers many oceanfront homes at reasonable prices,
many of the oceanfront lots are &frac12; acre and larger. We have several of the
oceanfront homes found in this community on our vacation rental program at
Beach Realty. Oceanfront homes within this community can do well over $100,000
a year in vacation rental income. At the northern end of Myrtle Beach the Dunes
club area offers some of the most beautiful and most expensive oceanfront homes
found along the Grand Strand. Two of the more expensive oceanfront homes are
found in this area. Both of these homes are newer construction and are listed
close to $5,000,000.



Heading north out of Myrtle Beach we find a small
incorporated town. Briarcliffe Acres offers several oceanfront homes that are
also on larger lots. Both of the oceanfront houses listed in Briarcliffe Acres
are on residential lots that are close to 1 acre. The two oceanfront homes
listed in Briarcliffe Acres range from $3,000,000-$5,000,000. Briarcliffe Acres
does not allow weekly rentals.



Just north of Briarcliffe Acres we find North Myrtle Beach.
North Myrtle Beach offers many opportunities to own an oceanfront home. Prices
for an oceanfront home in this area range from $900,000-$3,000,000, with 18
houses listed as of July 3, 2010. A majority of the homes in North Myrtle Beach
oceanfront do allow vacation rentals. This area has been a favorite for
vacationing families for many years, so an oceanfront home should prove to be a
good investment.



Just south of Myrtle Beach you will find an area that has
become recognized as the &ldquo;family beach&rdquo;; Surfside Beach offers many

South of Garden City you will find Murrells Inlet; Murrells
Inlet is separated from the beaches by a tidal creek so there are not any

Leaving Murrells Inlet heading south there is a 5 mile drive
