New Construction Oceanfront Beach House in Garden City Beach, SC | CRG Construction Custom Designed Oceanfront Home

CRG Construction just finished designing this home that can be built on several available oceanfront lots in Garden City Beach. Garden City Beach continues to be a great area along the Grand Strand to own a vacation rental as many of these homes are booked throughout much of the year. Garden City Beach is located just south of Myrtle Beach and is within 20 minutes of the Myrtle Beach Airport and Market Common.

This home was designed with the mindset that any size family could have room as each floor has its own living space. With 8 bedrooms, 8.5 bathrooms and 3 levels of living and oversized porches it will give you enough room to spread out and enjoy your vacation.

CRG Construction priced this home out with many upgrades and amenities. Some of the upgrades include hardwood flooring throughout, granite countertops throughout, tile master showers, custom cabinets, home automation with surround sound, elevator, security system, azek decking, azek handrails, beach walk, pool, hardie shake siding, azek trim, and much more. Like all homes CRG Construction builds, this home will have many green features including upgraded insulation, tech shield roof sheathing, 3 Rinnai tankless hot water heaters, low VOC paint, low E windows, 15 SEER HVAC, and spray foam insulation around all windows and doors. This home wil be finished similar to the home we completed in April 2011 “Sea La Vie”. Sea La Vie is an 8 bedroom 8.5 bathroom oceanfront beach home rented through Beach Realty.

If you would like to learn more about this home or receive the floorplan via email, please contact us anytime. We have many home plans that we designed for oceanfront lots along the Grand Strand. If you are interested in building an oceanfront home, we could make modifications to one of our available plans, or come up with something totally custom to meet your needs.

Myrtle Beach Area Oceanfront Homes | Thinking of Buying an Oceanfront Home. Why Not Build?

The Myrtle Beach area offers many areas where oceanfront homes are a possibility. If you cannot find exactly what you are looking for maybe building should be an option you should explore. ***Left: Picture taken from the back porch of a home CRG Construction completed in April 2011, this home is located in Garden City Beach and can be rented through Beach Realty Vacation Rentals.***

Why Build?

In most areas along the Grand Strand there are options so you can build, and in many cases building would be a less expensive option long term and right away. With labor prices so much lower than they have been in years, building offers a great opportunity in today’s market.

Energy efficiency should come to mind. Houses built today have to follow much more strict guidelines to meet today’s residential codes. Also builders are starting to go outside of the box to make homes even more energy efficient. Many green features come standard in homes we build at CRG Construction. With many of the green options in your new home it could mean the difference of an electric bill of $300-$400, or one that is almost $1,000 a month.

Getting exactly what you want. It is so hard to find exactly what you want, so why not build. At CRG Construction we can design and build exactly what you want. We use 3D renderings when we design homes so you can see exactly what your home will look like when completed. ***Right: Custom designed color rendering of an 8 bedroom beach home that CRG Construction designed for an oceanfront lot in Garden City Beach, SC.***

Rental income. Bottom line, new oceanfront homes that have today’s upgrades and conveniences are much more attractive to renters than homes that are 30-40 years old.

Less maintenance. Oceanfront homes should be built with many composite exterior features so long term it will cost less money with upkeep and maintenance. CRG Construction builds oceanfront homes using hardie plank siding, AZEK PVC trim, AZEK hand rails, composite decking, metal roofs, and other options that decrease the overall long term maintenance.

Reduced rental management fees. Most management companies will negotiate the commission amount for each house. Rental companies know new homes will do very well in the rental market, so use this to your advantage. Beach Realty in Garden City Beach is a very competitive company and will do what it takes to earn your business.

Many people fear the idea of building from a distance. With today’s technology available CRG Construction updates pictures of client’s homes daily and within seconds with the use of an Iphone, Ipad, and cameras. Clients can closely follow construction progress without leaving there office or home.

These are just a few reasons why building an oceanfront home in the Myrtle Beach area should be something you should also explore. CRG Construction continues to design and build homes oceanfront along the Grand Strand. We have started construction on 4 oceanfront homes in the last 12 months in the Myrtle Beach area. There are many good options to build oceanfront in Garden City Beach, several of the options also allow homeowners the ability to design the home to take advantage of view of Murrells Inlet tidal creek off the front of the house. If you have any questions about oceanfront real estate along the Grand Strand, please email us anytime. ***Left: Oceanfront Home CRG Construction completed in October 2011, this home is just a couple blocks from Marlin Quay Marina.***

CRG Construction Oceanfront Construction and Design | Sea La Vie Oceanfront in Garden City Beach, SC.

CRG Construction recently completed an oceanfront beach home in Garden City, SC. This home, with over 6,000 heated square feet, overlooks the beautiful Atlantic Ocean. Throughout this home you will find high quality, with utmost attention to detail. The Antique Heart Pine floors spread throughout, adding to the warm atmosphere of the home. The CRG Construction custom cabinets and vanities show that quality and detail is very important in every room. There is custom upgraded Craftsman style trim around the windows, doors, and case openings, as well as 8” crown molding throughout the home.

Once you enter the kitchen with its welcoming appearance; you notice the tumbled marblebacksplash with glass mosaics, custom cabinets, and hammered copper farmhouse sink. There are also upgraded appliances and granite countertops. As you walk into the living area, you are surrounded by handcrafted bead board wainscot trim. The wood ceiling runs through the living and dining areas

There are 8 bedrooms, each with a private bath, as well as a ½ bath in the living area. There are three Master Suites. Two of the Master Suites are oceanfront with trey ceilings, and an amazing view of the ocean to wake up to. The Master Bathrooms boast beautiful tiled showers, detailed with glass mosaics.

To add to your entertainment, surround sound and home automation, including multi room audio distribution and Sonos music server, as well as wireless internet are installed throughout the home.

With 1500 sq ft of covered porches, you can enjoy the ocean, as well as Murrells Inlet from the front of the home. As you walk out of the living/dining area, and onto the first level covered porch that spans the width of the house; you are struck by the amazing ocean view, salty air, and waves rolling on shore. From here you can walk downstairs to the private beach walkway, or the spectacular pool area. The large fenced in backyard area includes a private heated swimming pool and hot tub for all to enjoy. Beside the pool area, is the outdoor kitchen complete with a grill, sink, granite countertop, oyster table, and picnic table. Outdoor speakers were installed with the home automation system, for musical entertainment.

The exterior of the house includes metal roofing and hardie plank straightedge shake siding with hardie trim. Both the oceanfront and inlet view covered porches are detailed with wood bead board ceilings, and Azek decking and handrails.

Building homes that are energy efficient and environmentally friendly is very important to CRG Construction. This will also save the home owner a significant amount of energy cost in the future. Spray foam and upgraded insulation, Rinnai tankless water heaters, Tech shield roof sheathing, and low VOC paint are some of the green features used to improve cost and energy efficiency. You can read more about these products and their benefits, and the importance of “building green” in our blog posts. CRG also creates home designs in 3Dimension and color renderings.

This home is available for your vacation stay, through the vacation rental program at Beach Realty. To learn more about oceanfront or ocean view vacation rentals in Garden City, Surfside Beach, or Myrtle Beach visit www.scbeachrealty.com.

Oceanfront Homes in the Myrtle Beach area | What has Sold Oceanfront in 2011

In 2011 there have been 36 oceanfront homes that have sold along the Grand Strand. These oceanfront homes have ranged in price from $440,000-$2,450,000. Most of the oceanfront homes that have sold in 2011 were vacation rentals in Garden City Beach and Surfside Beach. This area continues to be a great area to own vacation rentals that will generate great rental income throughout the year.

The most expensive home that sold in 2011 sold for $2,450,000 in Debordieu just south of Pawleys Island. Debordieu is a gated community with a private golf and tennis club featuring many oceanfront and waterfront properties. This home is a 5 bedroom 5.5 bathroom 5,000 sq/ft oceanfront home with many custom features.

The least expensive oceanfront home sold in 2011 sold for $440,000 in North Myrtle Beach. This home is 1,200 sq/ft and was built in the 1950’s. Many of the homes like this are bought and torn down or remodeled. The buyer of this home plans to tear it down and build an oceanfront vacation rental. If you are thinking of building oceanfront along the Grand Strand, visit our construction and design company website at www.CRGConstruction.com. We have built 3 oceanfront homes in the last 12 months along the Grand Strand. The home pictured on this page is a home we completed in April located in Garden City Beach, SC. This home is rented through Beach Realty and is an 8 bedroom 8.5 bathroom oceanfront home featuring an oceanfront pool.

Our website is set up so each area has quick links to available oceanfront and waterfront property for each area. Visit the area page you are interested in and at the top of each page there will be quick links for different types of properties.
